Questions and Answers: Reading Lease Extensions

  • So this is the scenario: I invested in buying a two bedroom ground floor purpose built maisonette in Reading that I am now unable to sell due to the lease requiring a lease extension. Are you able to help me with this situation ?
  • We have seen a house for sale for £195k and we are very keen on but we've just discovered that it is leasehold. There are 798 years residual lease term so a lease extension is not an issue. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this correct? We wouldn't want to pay a mortgage for 25 years without owning the property. Any advice would be much appreciated.
  • Do you only undertake lease extensions in Reading? I own a flat in Abbey Wood with 90 years remaining, I am looking for a quote from a conveyancers.

  • My brother has a share of freehold, with two other leaseholders in a building in Reading. House split into three flats. He has a lease, which has roughly seventy six years left. Does he have to do the lease extension at the same time with the other tenants, or could he extend the lease on his own?
  • I am the freeholder of a Victorian property split into two flats. I reside in the upper flat and my neighbour in the lower flat. My neighbour has approached me for a lease extension from the current fivety eight years. What are my next steps?
  • I'm living with my mother and father but have a studio flat in Reading let out which has a 72 year lease. Mortgage broker said I can remortgage as a buy to let instead of consent to let and release 55-60k which on top of a new mortgage based on my income. Not much about in Reading for me to get my own place. If I sell I will only get 150-160 due to tenant (8 months left on AST) and lease. A lease extension will cost 21k. Not sure sure whether to hold on or sell the flat?
  • Just been over 2 years that I have owned my garden flat in Reading. I have 74 years unexpired lease on the lease. I am now looking either to purchase a share of freehold or a lease extension. I purchased the property for 320K, it is now roughly 445k. I understand that 90 years is the period most people extend. I spoke to my property lawyers about the process, he answered most of my questions but just have one left: What can I expect in terms of legal charges for a lease extension? Are they usually fixed or tend to increase over time (i.e. if the process goes to the tribunal etc)?
  • Me and my OH are are hoping to complete on a three bed flat in Reading which has share of freehold and a leasehold. The lease was starting to get low so the vendor is in the process of extending the lease. The seller’s lawyer has submitted the lease extension paperwork to HMLR. A crucial aspect of the conveyancing process is for our conveyancing practitioners to do a "priority search" on the property title. The problem here is that as a lease extension has been submitted we've been told by our solicitors it may not be possible to do this "priority search" right now as the new property title number is not known. Is it correct that we have to hold on until the lease extension has actually been registered before completing.?
  • We currently own a three bedroom first floor purpose built maisonette in Reading and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has seventy three years left. Not sure what to do, have read some bits on the web saying it will be 20k plus to get a lease extension. Do you have some advice on this? Do I contact the freeholder first and will they be able to give me a cost?
