I have contacted my freeholder for a lease extension for my flat in Rawcliffe. His lawyers has been in contact with fees etc. I need a ball park figure for dealing with the legalities to secure a lease extension. The flat currently has a 99 YR lease which started April 1987.
I'm thinking of purchasing a ground floor flat (leasehold) but the freeholder has been absent for around 15yrs. My question is would it be cheaper to try to acquire the freehold or to extend lease and apply for RTM?

I will soon view a one bedroom maisonette, although not exactly my ideal property it has enough positives to suit me very well for my present circumstances. However after obtaining a copy of the title I've learnt that it only has 75 years balance left on the lease. It is also a repo so I'm assuming that the vendor will not be interested in extending the lease. My main concern is would the short lease make it difficult to secure a mortgage?
My mortgage lender is requesting several hundred pounds for their lawyers for a "deed of substituted security" for the lease extension for my flat in Rawcliffe... I am unable to find any mention of this in my mortgage booklet... is this a usual cost that they charge?
