Common questions relating to Quorn Lease Extensions

  • We are looking for lease extension for our two bed flat located in Quorn and we are confused by the letter that we got from our landlord company. Can you please assist us with this situation?
  • I'm about to make an offer on a house in Quorn but I'm concerned about it being leasehold. Do you know what title absolute means and is this regarding the lease? Also, we have asked to see a copy of the lease but the homeowner said they might not have it. We are worried about restrictions, and dont know what to do. We have also been approved for the mortgage but the lender doesn't know its leasehold. Do houses qualify for lease extension? Will this affect Coventry Building Society giving us the mortgage now?
  • We have seen a house for sale for £185,000 and we are very interested but we've just found out that it is leasehold. There are 899 years left so a lease extension is not an issue. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for twenty years without the house being ours. Any help would be much appreciated.
  • This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
  • I would like to have my residential flat leasehold extension premium assessed. The flat is in Quorn, and my lease will reach 56 years this April. Could you advise me about the costs and time-frame to obtain your valuation? Also, do you represent your clients at the Tribunal court?
  • I have been in touch with my freeholder to extend my lease for my flat in Quorn. His lawyers has been in contact regarding costs etc. I need a quote for dealing with the legalities to secure a lease extension. The apartment currently has a 99 YR lease which started December 1994.
  • I am a landlord of a block of flats in Quorn, and the leaseholders are in the process of being issued lease extensions. I anticipate receiving the money next month. How does the tax work, the property is in joint names with my partner ?
  • Ref a residence in Quorn. lower maisonette. 54 yrs left. I have negotiated a lease extension price of £14k for 135yrs. Freeholder also requested Notice of Claim which I think is a bit over the top. Can you assist.
  • I have seventy one years remaining on my lease of a ground floor flat in Quorn, the Landlord requires a £18k premium for a statutory lease extension of 90yrs. I am looking for advice on whether this amount is acceptable
  • I am currently negotiating a lease extension for my flat in Quorn as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
