  • My partner has a flat in Potton which we are about to put on the market. The leasehold has circa 73 years residual lease term on it and we are concerned this will come up for anyone who may be interested. Can you please assist on how we get started on a lease extension? Many thanks.
  • Hi. I need a property lawyers to have a look at my lease extension before it's completed just to ensure there's nothing that I haven't seen - it's just a reissue with a few small changes.
  • This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
  • Regarding a residence in Potton. upper maisonette. sixety three yrs left. I have negotiated a lease extension price of £12,000 for 135yrs. Freeholder also requested Section 42 Notice which I think should not be required. Advice required.
  • Offer accepted on a a ground floor flat in Potton, were told numerous times by the EA that the lease was in excess of 100 years, we have just had our mortgage offer come through which states the lease as 85 years.Contracts were due to be exchanged within a week. My query is why has this only just come to my attention by my conveyancers?
  • I am hoping to extend the lease on my one bedroom apartment in Potton I am looking for a local company to calculate the premium. I have a premium value that the freeholder has given me. I would like to go forward as soon as possible, but for the right premium and fee.
  • Me and my sister are buying a three bed flat in Potton which has share of freehold and a leasehold. The lease was on the short side so the seller commenced extending the lease. The owner has submitted the lease extension paperwork to HMLR. A crucial aspect of the conveyancing process is for our conveyancers to do a pre-completion search on the lease. The problem here is that as a lease extension has been submitted we've been told by our lawyers it may not be possible to do this "priority search" right now as the new property title number is not known. Is it right that we must be patient until the lease extension has actually been registered before completing.?
  • I am the freeholder of a property in Potton and a leaseholder has requested a lease extension. Her valuer has given a figure of £9,000, but has increased this to £10,000 without too much effort. My surveyor has come back with £12,520. Negotiations have broken down so it looks at though we need to go to LVT. If a lease extension does go to a FTT, can I deal with this myself, just armed with the valuations I have? If not, what fee would I be likely to face?
  • My mum knows that others in the same building had already had a lease extension, and the freeholder was reasonable. Therefore is seems worth taking risk of avoiding a formal survey and calculate the initial offer on previous premiums paid . This would save on double valuation charges. Would you recommend this course of action?
  • I have a lease of fivety five years remaining on my flat in Potton. We are looking for a lease extension, so we contacted our freehold company and they came back with a quote that was double the amount and half the extension time that the lease extension calculator provided. Is there anyway, without racking up a huge legal bill, we can ask the freehold company to provide their computation of the amount and how they derived to it?
