This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
I will soon view a one bedroom flat, although not exactly my dream property it has enough positives to suit me very well for my present circumstances. However after downloading a copy of the title I've learnt that it only has sixety seven years outstanding on the lease. It is also a repo so I'm assuming that the vendor will not be interested in extending the lease. My main concern is would it be difficult to sell on without a lease extension?
I am interested in getting my lease extended and was advised previously that I must get the funds readily available, is this the case or can I start the process beforehand?
I am hoping to extend the lease on my ground floor flat in Ponteland I am looking for help to verify the premium. I have a premium value that the freeholder has given me. I would like to go forward as soon as possible, but for the right premium and fee.
I am in need of some help with a lease extension. I live in Edinburgh but the property in question is based in Ponteland. I would be grateful if you can give me a call when you get a chance to discuss the case.
We are acquiring a maisonette in Ponteland which has share of freehold and a leasehold. The lease was on the short side so the owner is in the process of dealing with a lease extension. The owner has submitted the lease extension paperwork which will result in the registration of a new lease at the land registry. A crucial aspect of the conveyancing process is for our solicitors to do a "priority search" on the property title. The concern here is that as a lease extension has been submitted we've been told by our conveyancing practitioners it may not be possible to do this "priority search" right now as the new property title number is not known. Is it correct that we have to wait pending registration of the new lease?
We are in the throws of buying a property (a garden flat inPonteland with share of freehold). During our search, we were always looking at properties that had at least 83 years residual lease term. We found a flat we liked and the selling agent assured that the lease term was not an issue. Yesterday our lawyers informed us the lease only has fivety five years and thus needs a lease extension. Do we run away, or do we negotiate our offer?
I own the freehold reversion of a property in Ponteland and a leaseholder has requested a lease extension. Her so called valuation expert has given a figure of £9,000, but has increased this to £10,000 without too much effort. My valuer has come back with £12,520. Negotiations have broken down so it looks at though we need to go to a FTT. If a lease extension does go to tribunal, can I handle the matter myself, just armed with the valuations I have? If not, what costs would I be likely to face?
We have a studio flat in Ponteland with a lease of fivety five years left with a value of around £370000 we want to add 125 years to it, how much is that likely to cost?
