FAQs concerning Pontarddulais Lease Extensions
We have seen a house for sale for £185,000 and we are very interested but we've just discovered that it is leasehold. There are 798 years balance left so a lease extension is not required. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this correct? We wouldn't want to pay a mortgage for twenty years without the house being ours. Any guidance would be much appreciated.
Hello. I need someone to have a look at my lease extension prior to it being completed just to make sure there's nothing that I haven't seen - it's just a reissue with a few minor amendments.
I own a leasehold apartment in Pontarddulais. I have built a large extension and have not informed the leaseholder. What are my options?
We had entered into a purchase of a garden flat in Pontarddulais. I was advised that the lease had been lengthened (63 years unexpired lease prior to extension). The description on the listing stated "sold with a long lease". It turns out as we are about to exchange of contracts we find that there has been no lease extension. The owner apparently has a quote but no money to extend and consequently the vendor intends to exchange and use the my deposit for the lease extension. My question is have the estate agents breached any law by misrepresenting the position concerning the lease term?
I am seeking advice as I am interested in a property that has only a 66 year lease and therefore requires a lease extension. Can I talk with someone to go through my options please?
Even though I may not need a lease extension but I do need a vesting order on a property I want to buy in Pontarddulais. The house is freehold but the garden is officially leasehold, 995 year lease from 1889. Its the rear garden.
If somebody owns a flat with a lease of less than 80 years, they can afford the lease extension by borrowing the funds against the property, and the value of the flat with the new lease will more than cover the cost of the extension, then is there any justification for not doing it?
We know that others in the same block previously had a lease extension, and the landlord seemed reasonable. It therefore appears worth taking risk of avoiding a formal valuation and base the initial offer on previous premiums paid . This would save on double valuation fees. Would you suggest such a course of action?
We have a garden flat in Pontarddulais with a lease of 75 years left with a value of around £410000 we want to add 90 years to it, how much is that likely to cost?
I'm looking for some advice with regard to a lease extension on my ground floor flat in Pontarddulais. I'll be looking to do this sometime next year as we need to move at some point then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the tribunal route. Can you recommend a good who specialises in lease extensions?
