Recently asked questions relating to Polesworth Lease Extensions

  • We have seen a house for sale for £185,000 and we are very interested but we've just found out that it is leasehold. There are 928 years left so a lease extension is not an issue. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for twenty years without the house being ours. Any advice would be much appreciated.
  • I invested in buying a studio flat based in Polesworth with a leasehold unexpired of 66 years. I am enquiring about how much I will need to spend to extend my lease term
  • I'm looking for a flat to purchase in Polesworth and I'm not really familiar with the leasehold title. I've found a one bed flat I like with a 91 years lease. My research reveals that I can get a lease extension having owned the property for a couple of years, but:- Should I be looking for some caveats that would prevent me for getting a lease extension?
  • My mortgage lender is requesting a £600 fee for their conveyancers to agree a lease extension for my flat in Polesworth... I am unable to find any mention of this in my mortgage literature... is this a standard charge?
  • I am the owner of a purpose-built apartment in a small block in Polesworth. The leasehold interest in the apartment on a 101 year lease which commenced from 30th August 1969 with a set ground rent of £25 per annum. I wish to obtain a lease extension. Is it possible for me to call someone to discuss my options please?
  • My lawyers (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
  • Me and my sister have owned a leasehold flat for about fifteen years. It now has 77 years left on the lease. After a year of difficult negotiations through my property lawyers and, mainly, surveyor I now have an offer from the landlord. I now have to make a decision as to whether to accept it or go to a Tribunal and would appreciate some independent thoughts.
  • If a leaseholder owns a flat with a lease of less than 80 years, they can afford the lease extension by borrowing the funds against the property, and the value of the flat with the new lease will more than cover the cost of the extension, then is there any justification for not doing it?
  • Just a quick one, how much does it cost for a lease extension on a residential property in Polesworth for a one bed flat - section 42 having been issued?
