Questions and Answers: Plaistow Lease Extensions

  • I'm wanting to make an offer on a house in Plaistow but I'm a little worried about it being leasehold. Do you know what title absolute means and is this regarding the lease? Also, we have asked to see a copy of the lease but the homeowner said they might not have it. We are worried about restrictions, and dont know what to do. We have also been approved for the mortgage but the lender doesn't know its leasehold. Do houses qualify for lease extension? Will this affect Coventry Building Society giving us the mortgage now?

  • I am looking to buy a one bed flat in Plaistow for asking price of 145k, which has 65 years lease left on it. Seller doesn't want to extend the lease for even if I were to pay the money to the seller. My question is: If the freeholder does not agree to a marriage value (part of lease extension fees) of surveyor, how lengthy and easy is the process of going down the route of Leasehold Valuation Tribunal?
  • My conveyancing practitioners (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?

  • My OH and I are purchasing a ground floor flat in Plaistow which has share of freehold and a leasehold. The lease was on the short side so the vendor is in the process of extending the lease. The vendor has submitted the lease extension paperwork to HMLR. A crucial aspect of the house buying process is for our lawyers to do a pre-completion search on the property title. The problem here is that as a lease extension has been submitted we've been told by our conveyancing practitioners it may not be possible to do this "priority search" right now as the new property title number has not been issued. Is it correct that we must wait until the lease extension has actually been registered before completing.?
  • I own the freehold to two flats. Someone has the lease on the ground flat in Plaistow. I reside in the top flat. I was looking at the title deeds recently when I noticed that my flat is leasehold. There is 67 years residual lease term. If I want a lease extension then would I simply be paying for the property lawyers fees?
