Pitsea Lease Extensions: Q and A’s
I acquired a flat in Pitsea with a leasehold unexpired just under 74 years and need a lease extension. Please can you clarify the next stages
My partner has an apartment in Pitsea which we are about to put on the market. The leasehold has around seventy five years unexpired on it and we are concerned this will come up for anyone who may be interested. Can you please assist on how we get started on a lease extension? Many thanks.
I'm planning to make an offer on a house in Pitsea but I'm concerned about it being leasehold. Do you know what title absolute means and is this regarding the lease? Also, we have asked to see a copy of the lease but the homeowner said they might not have it. We are worried about restrictions, and dont know what to do. We have also been approved for the mortgage but the lender doesn't know its leasehold. Do houses qualify for lease extension? Will this affect Barclays giving us the mortgage now?
Hi. I need someone to review my lease extension before it's signed just to make sure there's nothing that I haven't seen - it's just a reissue with a few minor changes.
I own a leasehold flat in Pitsea. I have built a huge extension and have not informed my freeholder. What should I do?
I have my suspicions that my daughter might be having the wool pulled over her eyes. She submitted an offer on a one bedroom apartment in Pitsea, where the lease is circa 65 years but she was told by the estate agents that the current owner had extended it to 125 years. Only now has she been advised the seller was holding off for her to appoint solicitors ahead of instigating the lease extension. Seems odd to me, also it may take time to sort it all out. Am I reading too much into it?
My conveyancers (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
Even though I may not need a lease extension but I do require a vesting order on a property I want to purchase in Pitsea. The house is freehold but the garden is officially leasehold, 1000 year lease from 1895. Its the garden area.
It says on your website the likely fee to extend a lease is £495. Is that the total cost including value added tax and the land registry fee? The price has already been negotiated with the freeholder for the lease extension for my ground floor flat in Pitsea
Just a quick question, how much is the premium payable for a lease extension on a residential property in Pitsea for a three bed flat - sec 42 having been issued?
