I'm about to make an offer on a house in Pentre Halkyn but I'm a little worried about it being leasehold. Do you know what title absolute means and is this regarding the lease? Also, we have asked to see a copy of the lease but the homeowner said they might not have it. We are worried about restrictions, and dont know what to do. We have also been approved for the mortgage but the lender doesn't know its leasehold. Do houses qualify for lease extension? Will this affect Virgin Money giving us the mortgage now?

This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
I own a one bedroom apartment in Pentre Halkyn. The start date for the lease was in 1997 for 99 years. Now I am looking for a lease extension. I am not entirely sure about additional expenses, could you tell me please how much I should expect to spend on this?
I am a first time buyer of a leasehold flat in Pentre Halkyn. The lease has only seventy five years residual lease term and ground rent is £50. Is it possible for the flat owner to serve the Notice of Claim and then transfer over the right to me as the buyer once I complete the buying process so that I don't have to wait for the 2 year qualifying period before I can apply to for a lease extension or have to deal with all this expense later? I have read this may be possible but will it be very time costly to the vendor? Unfortunately it’s the case of an absent landlord, so I am not sure how this will play out.
I am a landlord of a block of flats in Pentre Halkyn, and the lessees are in the process of being given lease extensions. I anticipate receiving the money next week. Are there any tax implications, the property is in joint names with my husband ?
I am the owner of a purpose-built flat based in a large development in Pentre Halkyn. The leasehold interest in the apartment on a ninety five year lease started from 2nd November 1970 with a fixed yearly rent of 35. I wish to obtain a lease extension. Is it possible for me to talk with someone to discuss my options please?
My (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
I am planning on refinancing my ground floor flat in Pentre Halkyn and the next lender that I am looking to move to needs at least 85 years remaining on the lease in order for them to take the mortgage forward.
