Questions and Answers: Penllergaer Lease Extensions
I am looking at investing in a holiday home but it has a lease that expires in fifteen years. Its in Penllergaer - I wanted to see if with your services this could be extended?
I am looking for a rough estimate of what a lease extension will cost for a flat I intend to purchase. It has seventy eight years remaining.
This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
I plan on buying a flat in Penllergaer. My offer is conditional upon a lease extension. The vendor’s solicitors has given to the freeholder the Notice of Claim. Once this notice has been accepted by the freeholder, it is possible for the lessee to assign the benefit of that notice to me, the buyer, so that the buyer “stands in the shoes” of the Lessee, so to speak. I was wondering if this could be a problem for the mortgage lender Leeds Building Society. Moreover, which are the following lease extension steps to complete the purchase?
The terms for the lease on my flat in Penllergaer are 99 years from 14 Feb 1988. Can you provide me a quote to extend the lease if I give you more information please?
I'm looking for a flat to purchase in Penllergaer and I'm not really familiar with the leasehold tenure. I've identified a studio flat I like with a 90 years lease. I've read that I can go for a lease extension after 2 years, but:- Should I be looking at some caveats that would prevent me for getting a lease extension?
I am a FTB of a leasehold flat in Penllergaer. The lease has just 67 years balance left and ground rent is £25. Is it possible for the seller to serve the Initial Notice and then assign over the right to me as the purchaser once I complete the buying process so that I can avoid waiting for the two year requisite period before I can apply to for a lease extension or have to deal with all this expense later? I have read this is achievable but will it be very time consuming to the vendor? Unfortunately the landlord can not be found, so I am not sure how this will play out.
I am in need of some help with a lease extension. I live in Edinburgh but the flat in question is based in Penllergaer. I would be grateful if you can give me a call when you get a chance to discuss the case.
Hopefully an easy question for you, how much is the premium payable for a lease extension on a residential property in Penllergaer for a three bed flat - section 42 is already in place?
We currently own a garden flat in Penllergaer and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has sixety nine years left. Not sure what to do, have read some bits on the web saying it will be 20k plus to get a lease extension. Can you offer some advice on this? Should I contact the landlord first and will they be able to give me a cost?
