Hi, I just randomly found this site. I'm looking for prices on what it cost to extend a lease of a garden flat located in Old Windsor. It's up for sale at the moment but has around seventy years left on the lease
I am in need of a rough estimate of what a lease extension will cost for a flat I intend to purchase. It has 69 years outstanding.
I am the owner of a maisonnette and the freehold. The owners of the downstairs flat have asked to extend the lease what do I need to do?
I have contacted my freeholder for a lease extension for my flat in Old Windsor. Her solicitors has been in contact with fees etc. I need a quote for dealing with the legalities to secure a lease extension. The property currently has a 99 YR lease which started November 1994.
I am about to view a two bedroom apartment, although not exactly my ideal property it has enough positives to suit me very well for my present situation. However after obtaining a copy of the title I've learnt that it only has sixety seven years outstanding on the lease. It is also a repossession so I'm assuming that the lender will not be interested in doing a lease extension. My primary concern is would the short lease make it difficult to secure a mortgage?
My wife and I have a ground floor flat in Old Windsor with 74 years unexpired. Ten months ago we were quoted a deal to receive a lease extension for another thirty years but also uplift the ground rent from notional to £250 per annum..plus a premium I think of about 10k. We have now decided to proceed but do we now have to renegotiate?
My conveyancing practitioners (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
Me and my husband would like to know the cost of a lease extension valuation for a property based in Old Windsor. Is this something you can assist us with?
I am the freeholder of a property in Old Windsor and a leaseholder has requested a lease extension. Her so called valuation expert has given a figure of £8,000, but has increased this by £2,000 at the drop of a hat. My valuer has recommended a much higher premium. Negotiations have broken down so it looks at though we need to go to LVT. If a lease extension does go to a FTT, can I handle the matter myself, just equipped with the valuations I have? If not, what costs would I be likely to face?
