Oadby Lease Extensions: Q and A’s

  • Hello, I stumbled upon your website. I'm looking for prices on what a lease extension will cost for a studio flat located in Oadby. It's up for sale at the moment but has around 57 years of unexpired leasehold
  • I have an interest in the freehold of buildings comprising of seven flats each. Two of the leaseholders want a lease extension and I'm curious about the procedure for this
  • I am looking for a rough estimate of what a lease extension will cost for a flat I intend to purchase. It has 62 years unexpired.
  • We have seen a house for sale for £185,000 and we are very interested but we've just found out that it is leasehold. There are 928 years outstanding so a lease extension is not required. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for twenty years without the house being ours. Any feedback would be much appreciated.
  • This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
  • The terms for the lease on my apartment in Oadby are 99 years from 14 Feb 1989. Please provide me a quote for a lease extension if I give you more specifics please?
  • We are in the throws of buying a property (a maisonette inOadby with share of freehold). During our search, we were always looking at flats that had a minimum eighty five years balance left. We came across a place we liked and the estate agent assured that the lease term was not an issue. This morning our advised us the lease only has seventy seven years and therefore requires a lease extension. Should we run away, or should we lower our offer by the estimated difference in value resulting from the short lease term setting aside that money to cover the lease extension?
  • I am the registered freeholder to two flats. Someone has the lease on the garden flat in Oadby. I reside in the upper flat. I was looking at the land registry documents yesterday when I noticed that my flat is leasehold. There is seventy five years outstanding. If I want a lease extension then would I just be paying for the fees?
  • We currently own a one bedroom apartment in Oadby and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has 62 years left. Not sure what to do, have read some bits on the web saying it will be 13k plus to get a lease extension. Can you offer some advice on this? Should I contact the freeholder first and will they be able to give me a cost?
  • I'm looking for some advice with regard to a lease extension on my maisonette in Oadby. I'll be looking to do this sometime next year as we need to move at some point then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the tribunal route. Should I look to extend it now or wait until I sell my place and have it all tied in with the property sale?
