My husband agreed with the freeholder to a lease extension on our flat based in Northop, 12.5k for another 90yrs. How long will it take ?
Hi. I need someone to review my lease extension before it's formalised just to ensure there's nothing that I haven't seen - it's just a reissue with a few small variations.
My co-lessees and I are in a block containing four flats in Northop and have been offered to buy the freehold for £3,500 per flat rather than go for lease extensions. We are all in agreement that we want to do this but how do we get started and what is the likely cost?
Is it possible to talk with you about an apartment in Northop, I am considering bidding at auction next week. The flat only has a few years left and I was wondering about what it would cost to get a lease extension and for your services.
I am a first time buyer of a leasehold flat in Northop. The lease has only 74 years unexpired and ground rent is £25. Is it possible for the vendor to serve the Notice of Claim and then transfer this right to me as the buyer once I complete the buying process so that I can avoid waiting for the 2 year qualifying period before I can apply to for a lease extension or have to deal with all this expense later? I have read this may be possible but will it be very time consuming to the vendor? To add to the complexity it’s the case of an missing freeholder, so I am not sure how does it work.
I have my suspicions that my niece is being hoodwinked. She put in an offer on a garden flat in Northop, where the lease is slightly less 55 years but she was advised by the selling agents that the owner had extended it to 99 years. Only now has she been told the current owner was holding off for her to appoint lawyers ahead of instigating the lease extension. Sounds devious, also it will take a while to sort it all out. Am I reading too much into it?
We are proceeding with a purchase of a maisonette in Northop. I was advised that the lease had been lengthened (61 years unexpired lease prior to extension). The sales particulars said "sold with a long lease". It transpires at the point of exchange of contracts we find that the lease has not been extended. The flat owner supposedly has a quote but no finances to extend as a result the current owner wants to exchange and use the my deposit to extend the lease. My question is why has this only just been brought to my attention by my solicitors?
I am looking for advice as I am interested in a property that has only a fivety nine year lease and therefore requires a lease extension. Is it possible for me to call someone to go through my options please?
Hopefully an easy question for you, how much is the premium payable for a lease extension on a residential property in Northop for a one bed flat - sec 42 having been issued?
I am currently negotiating a lease extension for my flat in Northop as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
