North Ferriby Lease Extensions: Q and A’s

  • I am looking to buy a three bed flat in North Ferriby with a lease of 70 years but unsure what it will cost me to renew so I can put in an offer given to future cost of a lease extension.
  • This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
  • I am the owner of a maisonnette together with the freehold title. The owners of the downstairs flat have asked to extend the lease what do I need to do?
  • I plan on buying a flat in North Ferriby. The offer is conditional upon a lease extension. The flat owner’s has served the Section 42 Notice. Once this notice has been accepted by the freeholder, it is possible for the lessee to assign the benefit of that notice to me, the buyer, so that the buyer “stands in the shoes” of the Lessee, so to speak. I was wondering if this could be a problem for the mortgage lender Norwich and Peterborough Building Society. Moreover, which are the following lease extension steps to complete the purchase?
  • We bought a leasehold with a landlord who has failed to give us a counter-notice for a lease extension for our flat in North Ferriby and looking to do a vesting order. Is this something you can help us with?
  • I am about to view a one bedroom apartment, although not exactly my ideal property it has enough positives to suit me very well for my present circumstances. However after obtaining a copy of the title I've learnt that it only has 54 years left on the lease. It is also a repo so I'm assuming that the lender will not be interested in extending the lease. My main concern is would the short lease make it difficult to secure a mortgage?
  • I own 50% in a shared ownership property with a housing association and I am considering a lease extension on a lease which is now around fivety nine years. I need a at my end. Can you advise please? I live near North Ferriby and have a mortgage with Yorkshire Building Society.
  • I'm intent on buying a flat in North Ferriby at a price of £256,000 the flat has approaching 59 years remaining on the lease. I put in an offer subject to a lease extension... .. that was back in September, expecting I'd have completed before now. They have just come back saying they'll reduce the price by£2k if I deal with the lease extension myself. I'm unsure whether that's a good idea
  • We currently own a maisonette in North Ferriby and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has seventy years left. Not sure what to do, have read some bits on the web saying it will be 15k plus to get a lease extension. Do you have some advice on this? Should I contact the landlord first and will they be able to give me a cost?
  • I'm looking for some advice with regard to a lease extension on my one bedroom first floor purpose built maisonette in North Ferriby. I'll be looking to do this sometime next year as we need to move at some point then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the tribunal route. Should I look to extend it now or wait until I sell my place and have it all tied in with the property sale?
