I think our property lawyers has advised us incorrectly concerning a lease extension and I want to know how to go about making a formal complaint
We have seen a house for sale for £195k and we are very interested but we've just found out that it is leasehold. There are 928 years outstanding so a lease extension is not a concern. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for twenty years without owning the property. Any information would be much appreciated.
I am looking at acquiring an auction property and found a two bed flat in North Baddesley. It only has a fifty year lease..the vendor as mortgagees in possession will not want to mess around with seeking a lease extension..what are the drawbacks of this except for the expensive fee to put a new lease on it and reduced chance of obtaining a mortgage with Godiva Mortgages Ltd?
We have a first floor flat in North Baddesley with seventy two years remaining. Last year we were quoted a deal to receive a lease extension for another 25 years but also uplift the ground rent from notional to a little more..plus a premium I think of approximately 14k. We have now decided to proceed but do we now have to renegotiate?
Offer accepted on a a garden flat in North Baddesley, were told numerous times by the EA that the lease had over 100 years, we have just had our mortgage offer sent through which states the lease as 85 years. We are about to exchange contracts in a couple of days. My question is Should I tell the seller that I will only proceed with the purchase (at the same price) on the condition they carry out a lease extension?

If a leaseholder owns a flat with a lease of less than 80 years, they can afford the lease extension by borrowing the funds against the property, and the value of the flat with the new lease will more than cover the cost of the extension, then is there any justification for not extending the lease?
My partner and I are acquiring a studio flat in North Baddesley which has share of freehold and a leasehold. The lease was starting to get low so the seller commenced extending the lease. The seller’s lawyer has submitted the lease extension paperwork to HMLR. A crucial aspect of the conveyancing process is for our conveyancers to do a "priority search" on the property title. The problem here is that as a lease extension has been submitted we've been told by our lawyers it may not be possible to do this "priority search" right now as the new property title number has not been issued. Is it correct that we must be patient until the new lease is registered?
