Newent Lease Extension - Your Legal Fees Calculator
Common questions relating to Newent Lease Extensions
We have seen a house for sale for £195k and we are very interested but we've just discovered that it is leasehold. There are 928 years remaining so a lease extension is not required. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this correct? We wouldn't want to pay a mortgage for twenty years without the house being ours. Any feedback would be much appreciated.
I have been in touch with my freeholder for a lease extension for my flat in Newent. His conveyancing practitioners has been in contact regarding fees etc. I need a quote for dealing with the legalities to secure a lease extension. The property currently has a 99 YR lease which started August 1992.

I am a FTB of a leasehold flat in Newent. The lease has only 62 years balance left and ground rent is £75. Is it possible for the owner to serve the Notice of Claim and then assign this right to me as the purchaser on the day of completion so that I don't have to wait for the 2 year qualifying period before I can apply to for a lease extension or have to deal with all this expense later? I have read this is achievable but will it be very time costly to the flat owner? Unfortunately the freeholder can not be found, so I am not sure how this will play out.
My wife and I have a leasehold flat in Newent with seventy two years unexpired. Last year we were quoted a deal to have a lease extension for another 25 years but also uplift the ground rent from notional to a little more..plus a premium I think of approximately 10k. We have now decided to proceed but do we now have to renegotiate?
I am looking to buy a one bed flat in Newent for asking price of 145k, which has 57 years lease left on it. Seller doesn't want to extend the lease for even if I were to pay the money to the seller. My question is: If landlord does not agree to a marriage value (part of lease extension fees) of surveyor, how lengthy and difficult is the process of going down the route of Leasehold Valuation Tribunal?
We would like to know the cost of a lease extension valuation for a property based in Newent. Would you be able to help?
If somebody owns a flat with a lease of less than 80 years, they can afford the lease extension by borrowing the funds against the property, and the value of the flat with the new lease will more than cover the cost of the extension, then is there any justification for not extending the lease?
I own the freehold reversion of a property in Newent and a leaseholder has requested a lease extension. Her so called valuation expert has given a figure of £9,000, but has upped this to £10,000 without too much effort. My surveyor has recommended a much higher amount. Negotiations have broken down so it looks at though we need to go to a FTT. If a lease extension does go to tribunal, can I deal with this myself, just equipped with the valuations I have? If not, what costs would I be likely to incur?
I am currently in the process of remortgaging my ground floor flat in Newent and the next lender that I am looking to switch to requires at least 80 years on the leasehold of my property in order for them to take the mortgage forward. We currently have around seventy six years on the leasehold so require some help, guidance, and some quotes to get the wheels in motion for a lease extension
