Montpelier Lease Extensions Example Support Desk Enquiries

  • I am fairly sure that our solicitors has advised us incorrectly concerning a lease extension and I want to find out how to go about making a formal complaint
  • We have seen a house for sale for £215k and we are very keen on but we've just found out that it is leasehold. There are 928 years outstanding so a lease extension is not an issue. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for twenty years without the house being ours. Any feedback would be much appreciated.
  • This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
  • I'm thinking of purchasing a studio flat (leasehold) but the landlord has been missing for approximately 15yrs. I wonder whether it will be cheaper to try to acquire the reversionary title or to get a lease extension and apply for RTM?
  • I will soon view a one bedroom maisonette, although not exactly my dream property it has enough positives to suit me very well for my present circumstances. However after downloading a copy of the title I've learnt that it only has 71 years outstanding on the lease. It is also a repossession so I'm guessing that the lender will not be interested in extending the lease. My primary concern is would the short lease make it difficult to secure a mortgage?
  • We have owned a leasehold flat for around twenty years. It now has 60 years outstanding on the lease. Following a year of protracted negotiations through my lawyers and, mainly, surveyor I now have an offer from the landlord. I now have to make a decision as to whether to accept it or go to a Tribunal and would appreciate some independent thoughts.
  • Just been over 2 years that I have been in my garden flat in Montpelier. I have sixety four yrs left on the lease. I am now wanting to purchase a share of freehold or extend my lease. I purchased the property for 320K, it is now roughly 445k. I understand that 90 years is the period most people extend. I spoke to my conveyancing practitioners about the process, he answered most of my questions but just have one left: What can I expect in terms of legal charges for a lease extension? Are they usually fixed or tend to increase over time (i.e. if the process goes to the tribunal etc)?
  • Hopefully an easy question for you, how much are the legal fees for a lease extension on a residential property in Montpelier for a two bed flat - section 42 is already served?
  • I am worried about seeking a lease extension from an objectionable landlord. Even though the legal procedures were followed under the 1993 Act, the freeholder still tried to get ground rent of £250 doubling every 25 years of the new term. Can you assist?
  • I'm looking for some advice with regard to a lease extension on my garden flat in Montpelier. I'll be looking to do this sometime next year as we need to move at some point then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the tribunal route. Should I look to extend it now or wait until I sell my place and have it all tied in with the property sale?
