Hi, I stumbled upon this site. I'm seeking prices on what a lease extension will cost for a one bedroom apartment in Minehead. It's on sale at the moment but has around fivety four years of unexpired leasehold
I bought a one bedroom apartment in Minehead. The start date for the lease was in 1991 for 99 years. Now I am looking for a lease extension. I am uncertain about additional expenses, could you tell me please how much I should expect to spend on this?
I am concerned that my daughter might be having the wool pulled over her eyes. She put in an offer on a ground floor flat in Minehead, where the lease is nearly 79 years but she was advised by the selling agents that the vendor had extended it to 99 years. She has now been advised the vendor was waiting for her to instruct lawyers ahead of instigating the lease extension. Seems underhand, also it may take months to sort it all out. What do you think?
My lawyers (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
I would like some guidance on leasehold property buying. We are going to buy a link detached house which is leasehold property is there any problem involved or hidden costs. What are the downsides of purchasing a leasehold house in Minehead area with a loft extension..We are really concerned as we are first time buyers...Please advise if we want to let the property?
My dad has a share of freehold, with two other leaseholders in a building in Minehead. House split into three apartments. He has a lease, which has around fivety eight years unexpired lease. Does he have to do the lease extension at the same time with the other tenants, or could he extend the lease on his own?
I'm living at parents but have a ground floor flat in Minehead let out which has a 73 year lease. Mortgage broker said I can remortgage as a buy to let instead of consent to let and release 55-60k which on top of a new mortgage based on my income. Not much about in Minehead for me to get my own place. If I sell I will only get 150-160 due to tenant (8 months left on AST) and lease. A lease extension will cost 13k. Should I keep or sell the flat?
I am the freeholder of a property in Minehead where the leaseholder has requested a lease extension. Her so called valuation expert has given a figure of £8,000, but has increased this by £2,000 without too much effort. My valuer has suggested a much higher figure. Negotiations have broken down so it looks at though we need to go to a FTT. If a lease extension does go to a FTT, can I handle the matter myself, just equipped with the valuations I have? If not, what costs would I be likely to incur?
I am currently negotiating a lease extension for my flat in Minehead as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
