I'm intending to make an offer on a house in Mevagissey but I'm concerned about it being leasehold. Do you know what title absolute means and is this regarding the lease? Also, we have asked to see a copy of the lease but the homeowner said they might not have it. We are worried about restrictions, and dont know what to do. We have also been approved for the mortgage but the lender doesn't know its leasehold. Do houses qualify for lease extension? Will this affect Accord Mortgages Ltd giving us the mortgage now?
Do you only advise on lease extensions in Mevagissey? I own a flat in Abbey Wood with 90 years remaining, I am looking for a quote from a solicitors.
I have contacted my freeholder for a lease extension for my flat in Mevagissey. Her solicitors has been in contact regarding costs etc. I need a quote for dealing with the legalities to secure a lease extension. The apartment currently has a 99 YR lease which started July 199.
We wish to extend our lease having owned the place for two years as of 22nd March 2015. It has about 67 years remaining currently. Hoping to get a lease extension by way of an additional 90 years as expeditiously and stress free as is reasonably achievable.
My conveyancers (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
Hello I am the freeholder reversion in a 2 bedroom flat in Mevagissey. The leaseholder has a fivety six year lease and would like to purchase another 90 years. She is offering me £27,000 but I am unsure if this is a correct amount
My partner and I are acquiring a three bed flat in Mevagissey which has share of freehold and a leasehold. The lease was starting to get low so the owner is in the process of extending the lease. The vendor has submitted the lease extension paperwork which will result in the registration of a new lease at the land registry. A crucial aspect of the house buying process is for our lawyers to do a pre-completion search on the property title. The concern here is that as a lease extension has been submitted we've been told by our conveyancers it may not be possible to do this "priority search" right now as the new property title number is not known. Is it right that we have to hold on until the new lease is registered?
My partner and I are in the throws of buying a property (a studio flat inMevagissey with share of freehold). Throughout our search, we were always looking at flats that had a minimum eighty five years unexpired. We identified a flat we fell in love with and the estate agent promised us that the lease was long albeit not specifying a number. This morning our conveyancers told us the lease only has seventy eight years and therefore requires a lease extension. Do we walk away, or should we negotiate our offer?
