I am about to view a one bedroom maisonette, although not exactly my dream property it has enough positives to suit me very well for my present situation. However after obtaining a copy of the title I've learnt that it only has 67 years left on the lease. It is also a repo so I'm assuming that the lender will not be interested in extending the lease. My main concern is would it be difficult to sell on without a lease extension?
I am considering purchasing an auction property and identified a studio flat in Mersea Island. My brother and I are purchasing a maisonette in Mersea Island which has share of freehold and a leasehold. The lease was starting to get low so the seller is in the process of extending the lease. The seller’s lawyer has submitted the lease extension paperwork to HMLR. An essential part of the conveyancing process is for our solicitors to do OS1 search on the lease. The concern here is that as a lease extension has been submitted we've been told by our conveyancers it may not be possible to do this "priority search" right now as the new lease title number has not been issued. Is it correct that we have to wait until the lease extension has actually been registered before completing.?
I own the freehold to two flats. Someone has the lease on the lower flat in Mersea Island. I live in the upper flat. Is it possible to do a lease extension without instructing a solicitors?
