Questions and Answers: Melling Lease Extensions
Hello, I am looking somewhere around or in Melling 8-10 years lease remaining houses. I dont know if I am on the correct site. Can I find lease remaining houses from here?
I am concerned that my daughter is being hoodwinked. She submitted an offer on a garden flat in Melling, where the lease is nearly 77 years but she was told by the estate agents that the vendor had extended it to 125 years. Only now has she been told the seller was waiting for her to appoint lawyers ahead of instigating the lease extension. Seems odd to me, also it may take time to sort it all out. Am I being too sceptical?
I am a landlord of a block of flats in Melling, and the leaseholders are in the process of being issued lease extensions. I should hopefully get the money next week. Are there any tax implications, the property is in joint names with my wife ?
My partner and I are considering buying a garden flat in Melling which is a leasehold. I am wanting to weigh up the advantages and disadvantages of that - what occurs when lease ends, how much it costs to extend it, can the freeholder of the land evict me from my own flat and block me from extending the lease?
We are looking to extend our lease having owned the property for two years as of 1st May 2016. It has approximately sixety eight years remaining currently. Hoping to get a lease extension by another 90 years as quickly and stress free as possible.
I intend to buy a one bed flat in Melling for asking price of 156k, which has sixety five years lease left on it. Seller doesn't want to extend the lease for even if I were to pay the money to the seller. My question is: If the freeholder does not agree to a marriage value (part of lease extension fees) of surveyor, how lengthy and easy is the process of going down the route of Leasehold Valuation Tribunal?
I am planning to extend the lease on my studio flat in Melling I am looking for a local company to calculate the premium. I have a premium value that the freeholder has given me. I would like to go forward as soon as possible, but for the right premium and fee.
I am the freeholder of a 1930’s property split into two flats. I live in the top floor flat and my neighbour in the lower flat. My neighbour has approached me for a lease extension from the current seventy five years. What are my next steps?
My OH and I are hoping to purchase a home (a one bedroom apartment based inMelling with share of freehold). During our search, we were always looking at flats that had a minimum 83 years remaining. We identified a place we liked and the estate agent promised us that the lease was long albeit not specifying a number. Yesterday our informed us the lease only has 61 years and thus requires a lease extension. Do we run away, or should we lower our offer by the estimated difference in value resulting from the short lease term setting aside that money to cover the lease extension?
I own the freehold reversion of a property in Melling where the leaseholder has requested a lease extension. Her valuer has suggested a figure of £9,000, but has increased this by £2,000 at the drop of a hat. My valuer has come back with £12,520. Negotiations have broken down so it looks at though we need to go to a FTT. If a lease extension does go to tribunal, can I deal with this myself, just equipped with the valuations I have? If not, what charges would I be likely to face?
