Recently asked questions relating to Meliden Lease Extensions

  • We have seen a house for sale for £215k and we are very keen on but we've just found out that it is leasehold. There are 899 years residual lease term so a lease extension is not required. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this correct? We wouldn't want to pay a mortgage for twenty years without the house being ours. Any suggestions would be much appreciated.
  • I am looking to buy a ground floor flat in Meliden with a lease of 74 years but unsure how much I will have to spend to renew so I can put in an offer given to future cost of a lease extension.
  • I am a FTB of a leasehold flat in Meliden. The lease has only 63 years left and ground rent is £95. Is it possible for the current owner to serve the Notice of Claim and then transfer over the right to me as the buyer once I complete the buying process so that I don't have to wait for the 2 year requisite period before I can apply to for a lease extension or have to deal with all this expense later? I have read this may be possible but will it be very time consuming to the owner? To add to the complexity it’s the case of an absent freeholder, so I am not sure how this will play out.
  • My dad has a share of freehold, with two other leaseholders in a building in Meliden. House converted into three apartments. He has a lease, which has circa 79 yrs left. Does he have to do the lease extension at the same time with the other tenants, or could he extend the lease on his own?
  • We have owned a leasehold flat for approximately fifteen years. It now has seventy two years unexpired lease on the lease. After a year of protracted negotiations through my conveyancing practitioners and, mainly, surveyor I now have an offer from the landlord. I now have to make a decision as to whether to accept it or go to a Tribunal and would appreciate some independent thoughts.
  • I am looking to extend the lease on my maisonette in Meliden I am looking for help to verify the premium. I have a quote from the landlord. I would like to go forward as soon as possible, but for the right premium and fee.
  • I am the freeholder of a Edwardian property split into two apartments. I live in the upper flat and my neighbour in the lower flat. My neighbour has approached me for a lease extension from the current 62 years. What are my next steps?
  • Just been over 2 years that I have owned my maisonette in Meliden. I have seventy two years outstanding on the lease. I am now wanting to purchase a share of freehold or a lease extension. I acquired the property for 342K, it is now roughly 450k. I understand that 90 years is the period most people extend. I spoke to my property lawyers about the process, he answered most of my questions but just have one left: In terms of surveyors - how do I go about finding one?
  • We currently own a 2 bed flat in Meliden and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has 55 years left. Not sure what to do, have read some bits on the web saying it will be 15k plus to get a lease extension. Do you have some advice on this? Should I contact the freeholder first and will they be able to give me a cost?
  • I am currently negotiating a lease extension for my flat in Meliden as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
