I am looking to extend the lease on my studio flat in Meir which will have 73 years outstanding in September. What fees are applicable?
I'm wanting to make an offer on a house in Meir but I'm a little worried about it being leasehold. Do you know what title absolute means and is this regarding the lease? Also, we have asked to see a copy of the lease but the homeowner said they might not have it. We are worried about restrictions, and dont know what to do. We have also been approved for the mortgage but the lender doesn't know its leasehold. Do houses qualify for lease extension? Will this affect Barnsley Building Society giving us the mortgage now?
My co-lessees and I are in a building consisting of five flats in Meir and have been offered to buy the freehold for £5000 per flat rather than go for lease extensions. We are all in agreement that we want to do this but how do we get started and what is the likely cost?
My property lawyers (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
Hi I am the freeholder reversion in a 3 bedroom flat in Meir. The leaseholder has a 67 year lease and would like to purchase another 125 years. He is offering me £18,000 but I am not sure if this is too low an offer
Just a quick question, how much is the premium payable for a lease extension on a residential property in Meir for a three bed flat - sec 42 is already served?
I am the freeholder of a property in Meir where the leaseholder has requested a lease extension. Her valuer has provided a figure of £8,000, but has upped this by £2,000 without too much effort. My surveyor has come back with £12,520. Negotiations have broken down so it looks at though we need to go to LVT. If a lease extension does go to tribunal, can I deal with this myself, just armed with the valuations I have? If not, what costs would I be likely to incur?
I am worried about getting a lease extension from tricky landlord. Notwithstanding that the correct procedures were followed under the 1993 Act, the freeholder still attempted to charge ground rent of £250 increasing by 100% every 25 years of the new term. Can you assist?
I am currently negotiating a lease extension for my flat in Meir as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
