Is it possible to talk with you about a flat in Martlesham, I am thinking of bidding at auction next month. The flat only has a few years remaining and I was wondering about how much it would cost to get a lease extension and for your services.
I am a FTB of a leasehold flat in Martlesham. The lease has just 79 years balance left and ground rent is £75. Is it possible for the owner to serve the Notice of Claim and then assign this right to me as the buyer on the day of completion so that I can avoid waiting for the two year requisite period before I can apply to for a lease extension or have to deal with all this expense later? I have read this is achievable but will it be very time costly to the vendor? To add to the complexity it’s the case of an missing landlord, so I am not sure how does it work.
My partner and I had entered into buying a garden flat in Martlesham. I was advised by the EA that the lease extension had already been completed while on a viewing (63 years unexpired lease prior to extension). The sales particulars stated "sold with a long lease". It transpires as we are about to exchange of contracts we find that there has been no lease extension. The owner supposedly has a quote but no finances to extend and consequently the homeowner wishes to exchange and use the 10% deposit to extend the lease. My question is as the lease hasn't been extended is there not a danger that Virgin Money won't lend on a lease?

I am the registered freeholder of a couple of flats. Someone has the lease on the lower flat in Martlesham. I occupy in the upper flat. I was reviewing the title deeds today when I noticed that my flat has a lease on it. There is 54 years unexpired. If I want a lease extension then would I just be paying for the conveyancers charges?
My and my husband are worried about obtaining a lease extension from a difficult freeholder. Notwithstanding that the legal procedures were adhered to under the 1993 Act, the freeholder still attempted to charge ground rent of £200 doubling every 25 years of the new term. Can you assist?
My nephew knows that others in the same building previously had a lease extension, and the freeholder seemed reasonable. Therefore is seems worth taking risk of not having formal survey and calculate the initial offer on previous premiums paid . This would save on double valuation charges. Would you suggest this course of action?
