Questions and Answers: Market Rasen Lease Extensions

  • I have got a leasehold flat in the Market Rasen area and was enquiring whether I could get a lease extension. What are your processes and charges. There are seventy four years balance left
  • We have seen a house for sale for £195k and we are very keen on but we've just found out that it is leasehold. There are 798 years remaining so a lease extension is not an issue. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this correct? We wouldn't want to pay a mortgage for twenty years without owning the property. Any suggestions would be much appreciated.
  • I am looking for a solicitors in Market Rasen and they should be on the Nottingham Building Society approved conveyancers panel as we need a lease extension and refinance simultaneously. Can you recommend any please ?
  • This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
  • I'm looking for an apartment to buy in Market Rasen and I'm not really familiar with the leasehold title. I've found a two bedroom first floor purpose built flat I like with a 91 years lease. My research reveals that I can go for a lease extension after 2 years, but:- Should I be looking for some conditions that would prevent me for getting a lease extension?
  • I am in need of a lease extension for my flat in Market Rasen and was advised previously that I must get the funds readily available, is this the case or can I start the process beforehand?
  • My conveyancers (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
  • I own the freehold reversion of a property in Market Rasen where the leaseholder has requested a lease extension. Her valuer has given a figure of £8,000, but has upped this to £10,000 without too much effort. My valuer has recommended a much higher figure. She does not appear to wish to negotiate wanting to go to LVT. If a lease extension does go to tribunal, can I deal with this myself, just armed with the valuations I have? If not, what fee would I be likely to incur?
  • We currently own a garden flat in Market Rasen and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has 75 years left. Not sure what to do, have read some bits on the web saying it will be 13k plus to get a lease extension. Can you offer some advice on this? Should I contact the freeholder first and will they be able to give me a cost?
  • I am currently negotiating a lease extension for my flat in Market Rasen as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
