I'm wanting to make an offer on a house in Maidstone but I'm a little worried about it being leasehold. Do you know what title absolute means and is this regarding the lease? Also, we have asked to see a copy of the lease but the homeowner said they might not have it. We are worried about restrictions, and dont know what to do. We have also been approved for the mortgage but the lender doesn't know its leasehold. Do houses qualify for lease extension? Will this affect Santander giving us the mortgage now?

We are buying a ground floor flat in Maidstone which has share of freehold and a leasehold. The lease was starting to get low so the seller is in the process of dealing with a lease extension. The vendor has submitted the lease extension paperwork to HMLR. A crucial aspect of the conveyancing process is for our conveyancers to do a pre-completion search on the lease. The concern here is that as a lease extension has been submitted we've been told by our lawyers it may not be possible to do this "priority search" right now as the new property title number has not been issued. Is it right that we have to be patient until the lease extension has actually been registered before completing.?
Me and my OH are in the throws of buying a home (a maisonette located inMaidstone with share of freehold). Throughout our search, we were always looking at flats that had a minimum 83 years residual lease term. We came across a flat we fell in love with and the selling agent assured that the lease was long albeit not specifying a number. Yesterday our conveyancing practitioners told us the lease only has 76 years and therefore requires a lease extension. Do we run away, or should we lower our offer by the estimated difference in value resulting from the short lease term setting aside that money to cover the lease extension?
