Common questions relating to Magor Lease Extensions
My partner has an apartment located in Magor which we are about to put on the market. The leasehold has circa 77 years remaining on it and we are concerned this will come up for anyone who may be interested. I am after more information on how we get started on a lease extension? Thank you.
I am looking to extend the lease on my three bedroom first floor purpose built flat in Magor which will have 57 years remaining in January. What fees are applicable?
Hello. I need someone to have a look at my lease extension ahead of it being signed just to ensure there's nothing that I haven't seen - it's just a surrender and regrant with a few small amendments.
I purchased a one bedroom ground floor purpose built flat in Magor. The lease commenced in 2001 for 99 years. Now I am wanting for a lease extension. I am in the dark about further expenses, could you tell me please how much I should expect to spend on this?
My fiance and I would like to know the cost of a lease extension valuation for a property based in Magor. Would you be able to help?
We are buying a garden flat in Magor which has share of freehold and a leasehold. The lease was starting to get low so the vendor is in the process of extending the lease. The seller has submitted the lease extension paperwork which will result in the registration of a new lease at the land registry. An essential part of the house buying process is for our property lawyers to do a "priority search" on the lease. The concern here is that as a lease extension has been submitted we've been told by our solicitors it may not be possible to do this "priority search" right now as the new property title number has not been issued. Is it correct that we have to be patient pending registration of the new lease?
My brother and I are hoping to buy a property (a garden flat inMagor with share of freehold). Throughout our search, we were always looking at flats that had a minimum 83 years remaining. We came across a apartment we liked and the selling agent assured that the lease was long albeit not specifying a number. Today our conveyancers informed us the lease only has 76 years and therefore needs a lease extension. Do we walk away, or do we negotiate our offer?
I am the freeholder of a property in Magor where the leaseholder has requested a lease extension. Her so called valuation expert has provided a figure of £8,000, but has increased this by £2,000 without too much effort. My valuer has recommended a much higher amount. She does not appear to wish to negotiate wanting to go to a FTT. If a lease extension does go to a FTT, can I handle the matter myself, just equipped with the valuations I have? If not, what fee would I be likely to face?
We are worried about seeking a lease extension from tricky freeholder. Even though the legal procedures were adhered to under the appropriate legislation, the freeholder still tried to get ground rent of £300 increasing by 100% every twenty years of the new lease. Can you assist?
I'm looking for some advice with regard to a lease extension on my ground floor flat in Magor. I'll be looking to do this sometime next year as we need to move at some point then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the tribunal route. Should I look to extend it now or wait until I sell my place and have it all tied in with the property sale?
