I'm about to make an offer on a house in Machen but I'm concerned about it being leasehold. Do you know what title absolute means and is this regarding the lease? Also, we have asked to see a copy of the lease but the homeowner said they might not have it. We are worried about restrictions, and dont know what to do. We have also been approved for the mortgage but the lender doesn't know its leasehold. Do houses qualify for lease extension? Will this affect Clydesdale giving us the mortgage now?
This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
I would like to have my residential flat leasehold extension premium valued. The flat is in Machen, and my lease will reach 61 years this January. Could you advise me about the costs and time-frame to obtain your valuation? Also, do you represent your clients at the LVT court?
The terms for the lease on my apartment in Machen are 95 years from 15 Feb 1988. Can you supply me me a quote to extend the lease if I give you more details please?
I need to talk to you about a flat in Machen, I am thinking of bidding at auction in the next few days. The flat has a short lease and I wanted to inquire about how much it would cost to get a lease extension and for your services.
I'm looking for a flat to purchase in Machen and I'm not really familiar with the leasehold arrangement. I've found a maisonette I like with a 91 years lease. I've read that I can apply for a lease extension having owned the property for 2 years, but:- Should I be looking for some conditions that would prevent me for getting a lease extension?
My (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
Hopefully an easy question for you, how much does it cost for a lease extension on a residential property in Machen for a two bed flat - section 42 is already served?
I am currently negotiating a lease extension for my flat in Machen as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
