Lytchett Matravers Lease Extensions: Q and A’s

  • My OH and I have just acquired a one bedroom apartment located inLytchett Matravers and I'm considering a lease extension as soon as I can e.g. after 24 months of ownership
  • We have seen a house for sale for £185,000 and we are very interested but we've just found out that it is leasehold. There are 928 years balance left so a lease extension is not an issue. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for 25 years without the house being ours. Any advice would be much appreciated.
  • I own a maisonnette together with the freehold. My downstairs neighbours have asked for a lease extension what do I need to do?
  • I inherited a 2 bed flat in Lytchett Matravers. The lease commenced in 1991 for 99 years. Now I am looking for a lease extension. I am uncertain about additional expenses, could you tell me please how much I should expect to spend on this?
  • How much will I need to spend and what is the best way to start the lease extension process? I have around 65 years outstanding on my lease on a ground floor flat in Lytchett Matravers. I have called the agent who represent the head landlord and they provided me with the number for the surveyor. I telephone the valuer but I am not getting any kind of response.
  • I am concerned that my daughter is being hoodwinked. She put in an offer on a garden flat in Lytchett Matravers, where the lease is approximately fivety seven years but she was informed by the selling agents that the current owner had extended it to 99 years. She has now been informed the owner was waiting for her to appoint conveyancers prior to commencing with the lease extension. Seems underhand, also it will take time to sort it all out. What do you think?
  • Offer accepted on a a maisonette in Lytchett Matravers, were told numerous times by the EA that the lease was in excess of 100 years, we have just had our mortgage offer in writing through the post which states the lease as eighty years. We are soon to exchange contracts in a couple of days. My query is Have the estate agents breached any law by misrepresenting the position concerning the lease term?
  • Me and my husband have owned a leasehold flat for about fifteen years. There are seventy seven years remaining on the lease. Following a year of difficult negotiations through my and, mainly, surveyor I now have an offer from the landlord. I now have to make a decision as to whether to accept it or go to a Tribunal and would appreciate some independent thoughts.
  • I am the freeholder of a Georgian property split into two apartments. I live in the upper flat and my neighbour in the lower flat. My neighbour has approached me for a lease extension from the current seventy nine years. What are my next steps?
  • I am currently negotiating a lease extension for my flat in Lytchett Matravers as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
