Recently asked questions relating to Lozells Lease Extensions

  • We have seen a house for sale for £215k and we are very keen on but we've just found out that it is leasehold. There are 899 years balance left so a lease extension is not a concern. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this correct? We wouldn't want to pay a mortgage for 25 years without the house being ours. Any feedback would be much appreciated.
  • I am looking for a in Lozells and they need to be on the Yorkshire Building Society approved conveyancers panel as we need a lease extension and refinance simultaneously. Can you recommend any please ?
  • I am going to purchase a flat located in Lozells. My offer is subject to the lease extension. The current owner’s has served the Section 42 Notice. Once this notice has been accepted by the freeholder, it is possible for the lessee to assign the benefit of that notice to me, the buyer, so that the buyer “stands in the shoes” of the Lessee, so to speak. I was wondering if this could be a problem for the mortgage lender Norwich and Peterborough Building Society. Moreover, which are the following lease extension steps to complete the purchase?
  • I'm looking for a flat to purchase in Lozells and I'm not really familiar with the leasehold tenure. I've found a two bedroom first floor purpose built flat I like with a 91 years lease. I've read that I can apply for a lease extension having owned the property for 2 years, but:- Should I anticipate any issue with the mortgage?
  • I will soon view a one bedroom flat, although not exactly my dream property it has enough positives to suit me very well for my present situation. However after obtaining a copy of the title I've learnt that it only has 58 years unexpired on the lease. It is also a repo so I'm guessing that the bank will not be interested in doing a lease extension. My primary concern is would the short lease make it difficult to secure a mortgage?
  • I am a FTB of a leasehold flat in Lozells. The lease has only seventy six years outstanding and ground rent is £95. Is it possible for the homeowner to serve the Notice of Claim and then assign over the right to me as the buyer on the day of completion so that I don't have to wait for the 2 year requisite period before I can apply to for a lease extension or have to deal with all this expense later? I have read this may be possible but will it be very time consuming to the seller? Unfortunately the landlord is absent, so I am not sure how this will play out.

  • We currently own a one bedroom second floor purpose built maisonette in Lozells and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has sixety years left. Not sure what to do, have read some bits on the web saying it will be 13k plus to get a lease extension. Do you have some advice on this? Should I contact the freeholder first and will they be able to give me a cost?
