My partner has an apartment based in Loddon which we are about to put on the market. The leasehold has nearon 57 years outstanding on it and we are concerned this will come up for anyone who may be interested. I am interested in more information on how we commence arranging a lease extension? Many thanks.
I purchased a property in Loddon and it has circa fivety seven years remaining. I'd like to arrange a lease extension by twenty years
I am interested in getting a lease extension for a flat in Loddon and want to use a local . Are you able to help me find a ?
This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
I would like to have my residential flat leasehold extension premium assessed. The flat is in Loddon, and my lease will reach 79 years this July. Could you advise me about the costs and time-frame to obtain your valuation? Also, do you represent your clients at the LVT court?
I have my suspicions that my niece is being hoodwinked. She put in an offer on a one bedroom apartment in Loddon, where the lease is circa 61 years but she was advised by the selling agents that the homeowner had extended it to 125 years. She has now been told the seller was holding off for her to instruct solicitors ahead of instigating the lease extension. Sounds underhand, also it could take months to sort it all out. Am I being too sceptical?
If a leaseholder owns a flat with a lease of less than 80 years, they can afford the lease extension by borrowing the funds against the property, and the value of the flat with the new lease will more than cover the cost of the extension, then is there any justification for not extending the lease?
I am currently negotiating a lease extension for my flat in Loddon as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
