Llwyngwril Lease Extensions: Q and A’s

  • My name´s Lewis. I’m property hunting in Llwyngwril I'm seeing a three bed flat online, with nearon 68 years remaining, how much does it cost on average to get a lease extension by, say, twenty years?
  • I acquired a flat in Llwyngwril with a leasehold unexpired around 69 years and need a lease extension. Please can you advise me of the next steps
  • This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
  • I am a first time buyer of a leasehold flat in Llwyngwril. The lease has just 73 years outstanding and ground rent is £95. Is it possible for the owner to serve the Section 42 Notice and then transfer this right to me as the purchaser once I complete the buying process so that I can avoid waiting for the 2 year requisite period before I can apply to for a lease extension or have to deal with all this expense later? I have read this may be possible but will it be very time consuming to the seller? Unfortunately the freeholder is absent, so I am not sure how this will play out.
  • We would like to extend our lease having owned the flat for two years as of 22nd Feb 2016. It has approximately 74 years remaining currently. Hoping to get a lease extension by another 90 years as quickly and stress free as is reasonably achievable.
  • My (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
  • I am in need of some help with a lease extension. I live in Edinburgh but the flat in question is based in Llwyngwril. I would be grateful if you can give me a call when you get a chance to discuss the case.
  • Just a quick question, how much are the legal fees for a lease extension on a residential property in Llwyngwril for a one bed flat - section 42 having been issued?
  • My brother is concerned about seeking a lease extension from a difficult freeholder. Notwithstanding that the legal procedures were adhered to under the appropriate legislation, the landlord still tried to charge ground rent of £250 increasing by 100% every twenty years of the new lease. Can you assist?
  • I require an estimate to extend my aunt’s lease on a garden flat in Llwyngwril. She recently got a figure from the landlord for a lease extension but I am not sure it is reasonable.
