Llanfechain Lease Extensions: Q and A’s
I purchased a flat in Llanfechain with a leasehold unexpired nearon 64 years and need to extend it. Please can you advise me of the next stages
This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
I plan on buying a flat located in Llanfechain. The offer is subject to the lease extension. The flat owner’s conveyancers has served the Notice of Claim. Once this notice has been accepted by the freeholder, it is possible for the lessee to assign the benefit of that notice to me, the buyer, so that the buyer “stands in the shoes” of the Lessee, so to speak. I was wondering if this could be a problem for the mortgage lender Bank of Scotland. Moreover, which are the following lease extension steps to complete the purchase?
I am a FTB of a leasehold flat in Llanfechain. The lease has just fivety four years outstanding and ground rent is £50. Is it possible for the current owner to serve the Notice of Claim and then transfer over the right to me as the buyer on the day of completion so that I don't have to wait for the 2 year qualifying period before I can apply to for a lease extension or have to deal with all this expense later? I have read this is achievable but will it be very time consuming to the flat owner? To add to the complexity it’s the case of an absent landlord, so I am not sure how does it work.
Re a property in Llanfechain. upper maisonette. 55 yrs remaining. I have negotiated a lease extension price of £14k for 115yrs. Landlord also insisted on Notice of Claim which I think should not be necessary. Can you assist.
We would like to extend our lease having owned the property for 2 years as of 6th March 2016. It has around seventy seven years remaining currently. Hoping to get a lease extension with a further 90 years as expeditiously and stress free as possible.
I am looking for advice as I am interested in a property that has only a 69 year lease and therefore requires a lease extension. Can I call someone to discuss my options please?
Me and my sister have owned a leasehold flat for around fifteen years. It now has 70 years outstanding on the lease. After a year of difficult negotiations through my conveyancing practitioners and, mainly, surveyor I now have an offer from the freeholder. I now have to make a decision as to whether to accept it or go to a Tribunal and would welcome some independent thoughts.
I am in need of some help with a lease extension. I live in Dublin but the flat in question is based in Llanfechain. I would be grateful if you can give me a call when you get a chance to discuss the case.
We currently own a ground floor flat in Llanfechain and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has 63 years left. Not sure what to do, have read some bits on the web saying it will be 13k plus to get a lease extension. Do you have some advice on this? Do I contact the landlord first and will they be able to give me a cost?
