FAQs concerning Llandough Lease Extensions
This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
I am about to view a two bedroom flat, although not exactly my dream property it has enough positives to suit me very well for my present situation. However after downloading a copy of the title I've learnt that it only has seventy nine years unexpired on the lease. It is also a repossession so I'm guessing that the bank will not be interested in extending the lease. My main concern is would it be difficult to sell on without a lease extension?
We have a GFF in Llandough. There is 80 years to run on the lease and we want a lease extension. What will it likely cost to get a lease extension by, say, twenty years
My lawyers (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
My father has a share of freehold, with two other leaseholders in a building in Llandough. House split into three apartments. He has a lease, which has nearly sixety nine yrs remaining. Does he have to do the lease extension at the same time with the other tenants, or could he extend the lease on his own?
I'm looking at buying a flat in Llandough valued at £256,000 the flat has approximately 66 years remaining on the lease. My offer was conditional upon a lease extension... .. that was back in August, expecting I'd be in by Christmas. The owner has just come back saying they'll knock £5k off if they don't have to deal with the lease extension. I'm not sure if I should take them up on the offer
I own the freehold reversion of a property in Llandough and a leaseholder would like a lease extension. Her so called valuation expert has provided a figure of £8,000, but has upped this to £10,000 at the drop of a hat. My valuer has come back with £12,520. Negotiations have broken down so it looks at though we need to go to LVT. If a lease extension does go to tribunal, can I handle the matter myself, just armed with the valuations I have? If not, what charges would I be likely to incur?
We currently own a one bedroom apartment in Llandough and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has sixety five years left. Not sure what to do, have read some bits on the web saying it will be 15k plus to get a lease extension. Can you offer some advice on this? Do I contact the landlord first and will they be able to give me a cost?
I have 67 years remaining on my lease of a ground floor flat in Llandough, the Landlord requires a £25k premium for a statutory lease extension of 90yrs. I am looking for advice on whether this amount is acceptable
I have a lease of 71 years remaining on my flat in Llandough. We are looking for a lease extension, so we contacted our freehold company and they came back with a quote that was double the amount and half the extension time that the lease extension calculator provided. Is there anyway, without racking up a huge legal bill, we can ask the freehold company to provide their computation of the amount and how they derived to it?
