I am a freeholder of a block of flats in Limbury, and the leaseholders are in the process of being issued lease extensions. I should hopefully get funds within a month or so. As I am not on self assessment do I get in touch with the Inland Revenue ?
Regarding a leasehold in Limbury. upper maisonette. sixety four yrs unexpired. I have negotiated a lease extension price of £20k for 135yrs. Landlord also requested Section 42 Notice which I think should not be required. Advice required.
We would like to extend our lease. We will have been in the property for two years as of 13th Jan 2015. It has nearly fivety four years remaining currently. Hoping to get a lease extension by another 90 years as expeditiously and stress free as possible.
Me and my fiance had entered into a purchase of a three bed flat in Limbury. I was advised by the EA that the lease extension had already been completed while on a viewing (sixety nine years left prior to extension). The description on the listing said "sold with a long lease". It turns out as we are about to exchange of contracts we find that the lease has not been extended. The owner apparently has a quote but no finances to extend and consequently the flat owner wants to exchange and use the my deposit for the lease extension. My question is as the lease hasn't been extended is there not a danger that Norwich and Peterborough Building Society won't lend on a lease?
I am looking for advice as I am interested in a property that has only a 59 year lease and therefore requires a lease extension. Can I call someone to go through my options please?
My property lawyers (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
