Lichfield Lease Extension - Your Legal Fees Calculator
Common questions relating to Lichfield Lease Extensions
I invested in buying a three bed apartment in Lichfield that I now cannot sell as a result of the lease needing a lease extension. What's your legal fee ?
I have an interest in the freehold of buildings comprising of seven flats each. 2 of the leaseholders want a lease extension and I'm curious about the procedure for this
We have seen a house for sale for £215k and we are very interested but we've just found out that it is leasehold. There are 798 years residual lease term so a lease extension is not an issue. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this correct? We wouldn't want to pay a mortgage for twenty years without the house being ours. Any feedback would be much appreciated.
This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
I would like to have my residential flat leasehold extension premium valued. The flat is in Lichfield, and my lease will reach 64 years this February. Could you advise me about the costs and time-frame to obtain your valuation? Also, do you represent your clients at the LVT court?
I plan on buying a flat in Lichfield. My offer is subject to the lease extension. The seller’s conveyancing practitioners has given to the freeholder the Section 42 Notice. Once this notice has been accepted by the freeholder, it is possible for the lessee to assign the benefit of that notice to me, the buyer, so that the buyer “stands in the shoes” of the Lessee, so to speak. I was wondering if this could be a problem for the mortgage lender Godiva Mortgages Ltd. Moreover, which are the following lease extension steps to complete the purchase?
I am concerned that my niece might have had the wool pulled over her eyes. She submitted an offer on a ground floor flat in Lichfield, where the lease is around fivety eight years but she was told by the selling agents that the flat owner had extended it to 99 years. She has now been told the vendor was holding off for her to appoint solicitors prior to commencing with the lease extension. Sounds devious, also it may take months to sort it all out. Am I reading too much into it?
We have a leasehold flat in Lichfield with seventy two years unexpired. Ten months ago we were quoted a deal to grant a lease extension for a further 25 years but also increase ground rent from nominal to £250 per annum..plus a premium I think of approximately 14k. We have now decided to proceed but do we now have to start the negotiations again?
Hopefully an easy question for you, how much is the premium payable for a lease extension on a residential property in Lichfield for a two bed flat - section 42 is already in place?
Do you handle lease extensions on land? (a plot of land in Lichfield with 82yrs remaining)
