I am looking to buy a garden flat in Langland with a lease of sixety nine years but unsure what I will have to spend to renew so I can put in an offer given to future cost of a lease extension.
I would like to know the likely financials and the best way to start the lease extension process? I have nearly 66 years unexpired lease and I own a ground floor flat in Langland.
I am planning to get a lease extension and am wondering what step I have to do first, I have been previously told that I have to have the finances in place before I set the ball rolling, is this correct?
My lawyers (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
Me and my fiance have owned a leasehold flat for about fifteen years. There are sixety five years outstanding on the lease. After a year of protracted negotiations through my property lawyers and, mainly, surveyor I now have an offer from the freeholder. I am at a decision point on whether to accept it or go to a Tribunal and would appreciate some independent thoughts.
My partner and I would like to know the cost of a lease extension valuation for a property based in Langland. Would you be able to help?
My husband and I are acquiring a garden flat in Langland which has share of freehold and a leasehold. The lease was starting to get low so the seller is in the process of extending the lease. The vendor has submitted the lease extension paperwork which will result in the registration of a new lease at the land registry. A crucial aspect of the conveyancing process is for our conveyancing practitioners to do a pre-completion search on the lease. The problem here is that as a lease extension has been submitted we've been told by our conveyancers it may not be possible to do this "priority search" right now as the new property title number is not known. Is it right that we must hold on until the new lease is registered?
I own the freehold reversion of a property in Langland and a leaseholder has requested a lease extension. Her so called valuation expert has provided a figure of £9,000, but has upped this by £2,000 without too much effort. My valuer has come back with £12,520. Negotiations have broken down so it looks at though we need to go to LVT. If a lease extension does go to a FTT, can I deal with this myself, just armed with the valuations I have? If not, what charges would I be likely to face?
