Hi, I just randomly found your site. I'm looking for prices on what it cost to extend a lease of a two bedroom first floor purpose built flat in Knowle. It's on the market at the moment but has about seventy two years unexpired lease on the lease
I am looking for a rough estimate of what a lease extension will cost for a flat I would like to buy. It has 59 years remaining.
This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
My partner and I had entered into buying a two bedroom second floor purpose built flat in Knowle. I was advised by the EA that the lease extension had already been completed while on a viewing (56 years left prior to extension). The sales particulars stated "sold with a long lease". It transpires at the point of exchange of contracts we find that the lease has not been extended. The homeowner apparently has a quote but no money to extend and consequently the owner intends to exchange and use the my deposit to extend the lease. My question is have the estate agents breached any law by misrepresenting the position concerning the lease term?
My husband has a share of freehold, with two other leaseholders in a building in Knowle. House split into three flats. He has a lease, which has circa 73 yrs outstanding. Does he have to do the lease extension at the same time with the other tenants, or could he extend the lease on his own?
I am the freeholder of a Edwardian property split into two apartments. I reside in the top floor flat and my neighbour in the lower flat. My neighbour has approached me for a lease extension from the current fivety six years. What are my next steps?
It says on your website the likely fee for dealing with a lease extension is £495. Is that the all inclusive cost excluding value added tax and the HMLR fee? The premium has already been negotiated with the freeholder for the lease extension for my 2 bed flat in Knowle
I'm hoping for some advice with regard to a lease extension on my apartment. The intention is to do this sometime next year as we need to move then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the LVT route. Can you recommend a good conveyancers who specialises in lease extensions. Ideally someone in Knowle area?
We currently own a ground floor flat in Knowle and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has sixety eight years left. Not sure what to do, have read some bits on the web saying it will be 20k plus to get a lease extension. Do you have some advice on this? Should I contact the freeholder first and will they be able to give me a cost?
