Frequently asked questions relating to Kingsley Lease Extensions

  • We have seen a house for sale for £195k and we are very keen on but we've just discovered that it is leasehold. There are 798 years unexpired so a lease extension is not a concern. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for 25 years without owning the property. Any information would be much appreciated.
  • This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
  • I have contacted my freeholder for a lease extension for my flat in Kingsley. His property lawyers has been in contact with charges etc. I need an estimate for dealing with the legalities to secure a lease extension. The flat currently has a 99 YR lease which started February 1993.

I've read that I can apply for a lease extension after 2 years, but:- Should I be looking at some caveats that would prevent me for getting a lease extension?

Ten months ago we were quoted a deal to have a lease extension for a further 25 years but also uplift the ground rent from nominal to £300 per year..plus a premium I think of approximately 10k. We have now decided to move forward but do we now have to start the negotiations again?
