Sample questions relating to Kingsbury Lease Extensions
We have seen a house for sale for £185,000 and we are very interested but we've just found out that it is leasehold. There are 899 years residual lease term so a lease extension is not an issue. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for 25 years without owning the property. Any advice would be much appreciated.
Hi. I need someone to have a look at my lease extension prior to it being signed just to ensure there's nothing that I haven't seen - it's just a surrender and regrant with a few minor changes.
I am looking to buy a one bed flat in Kingsbury for asking price of 145k, which has seventy six years lease left on it. I appreciate that ideally, the seller would start the process by serving a section 42 notice to start the lease extension process but the seller is refusing to assist. My query is: If landlord does not agree to a marriage value (part of lease extension fees) of a valuer, how lengthy and difficult is the process of going down the route of Leasehold Valuation Tribunal?
I am looking for advice as I am interested in a property that has only a 63 year lease and therefore requires a lease extension. Can I call someone to go through my options please?
I would like some advice on purchasing a leasehold residence. We are going to buy a link detached house which is leasehold property is there any problem involved or hidden costs. Is it safe to buy a leasehold house in Kingsbury area with a loft extension..We are really concerned as we are first time buyers...Please advise if we want to sublet the property?
My brother and I have owned a leasehold flat for around fifteen years. It now has 74 years remaining on the lease. Following a year of difficult negotiations through my and, mainly, surveyor I now have an offer from the freeholder. I am at a decision point on whether to accept it or go to a Tribunal and would appreciate advice.
If a leaseholder owns a flat with a lease of under 80 years, they can afford the lease extension by borrowing the funds against the property, and the value of the flat with the new lease will more than cover the cost of the extension, then is there any justification for not doing it?
I own the freehold reversion of a property in Kingsbury where the leaseholder would like a lease extension. Her so called valuation expert has suggested a figure of £9,000, but has upped this by £2,000 without too much effort. My surveyor has put forward a much higher amount. Negotiations have broken down so it looks at though we need to go to a FTT. If a lease extension does go to a FTT, can I deal with this myself, just armed with the valuations I have? If not, what charges would I be likely to face?
Are you able to provide an estimate to extend my aunt’s lease on a three bed flat in Kingsbury. She recently got a figure from the freeholder for a lease extension but I am unclear whether it is too high.
We currently own a ground floor flat in Kingsbury and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has 65 years left. Not sure what to do, have read some bits on the web saying it will be 20k plus to get a lease extension. Can you offer some advice on this? Do I contact the landlord first and will they be able to give me a cost?
