Recently asked questions relating to Ivybridge Lease Extensions

  • We have seen a house for sale for £185,000 and we are very interested but we've just discovered that it is leasehold. There are 928 years left so a lease extension is not a concern. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for twenty years without the house being ours. Any guidance would be much appreciated.
  • This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?

  • Me and my fiance have been in discussion with our freeholder after having a valuation on our studio flat in Ivybridge. We have a 75 year lease and we wish to increase this to 99. The Freeholder has supplied us with a premium amount that he is happy with to accept for the extension of the lease, which we are happy with as well and wish to proceed. All we need now is a to handle this for us. Can you please provide me what your costs would be to act on the lease extension.
  • It says on your website the anticipated fee to extend a lease is £495. Is that the all inclusive cost excluding vat and the HMLR fee? The price has already been negotiated with the freeholder for the lease extension for my maisonette in Ivybridge
  • I own the freehold of a couple of flats. Someone has the lease on the lower flat in Ivybridge. I occupy in the upper flat. I was looking at the land registry documents recently when I noticed that my flat is leasehold. There is fivety eight years left on the lease. If I want to do a lease extension then would I simply be paying for the fees?
  • My and my partner know that others in the same block had already had a lease extension, and the freeholder seemed reasonable. It therefore appears worth taking risk of avoiding a formal valuation and calculate the initial offer on previous prices . This would save on double valuation charges. Would you suggest such a course of action?
