I inherited a property in Irchester and it has approximately 63 years left. I'd like to arrange a lease extension by twenty years
We have seen a house for sale for £215k and we are very interested but we've just found out that it is leasehold. There are 798 years residual lease term so a lease extension is not required. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this correct? We wouldn't want to pay a mortgage for 25 years without owning the property. Any information would be much appreciated.
This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
I have contacted my freeholder for a lease extension for my flat in Irchester. His has been in contact regarding costs etc. I need an estimate for dealing with the legalities to secure a lease extension. The property currently has a 99 YR lease which started March 1986.
The terms for the lease on my apartment in Irchester are 99 years from 1 Feb 1990. Can you give me a quote for a lease extension if I give you more specifics please?
I am considering whether to purchase the freehold or a lease extension of my property in Irchester and have been in touch with the freeholder, have had quote for around £4k to extend the lease. I will be doing a remortgage with Nationwide Building Society to free up equity. My broker handling the remortgage suggested I get two estimates : one to extend the lease and one for the freehold purchase .The lease commenced in 1991 and since then the ground rent has been raised from £25.00 per year to £200 per annum.
My husband and I have a ground floor flat in Irchester with sixety eight years left. Ten months ago we were quoted a deal to receive a lease extension for a further thirty years but also increase ground rent from nominal to £300 per annum..plus a premium I think of approximately 14k. Finally we have decided to move forward but do we now have to start the negotiations again?
My (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
I was hoping you might be able to tell me the process of how to apply for a lease extension for my garden flat in Irchester
