Ince in Makerfield Lease Extensions: Q and A’s
We have seen a house for sale for £195k and we are very keen on but we've just discovered that it is leasehold. There are 928 years outstanding so a lease extension is not required. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for twenty years without owning the property. Any information would be much appreciated.
I have a lease of 58 years on a property which I am looking to buy how much am I looking at for the cost to extend the lease?
I inherited a ground floor flat based in Ince in Makerfield with a leasehold unexpired of sixety seven years. I am enquiring about how much it will cost me to extend my lease
I'm looking for an apartment to buy in Ince in Makerfield and I'm not really familiar with the leasehold concept. I've identified a studio flat I like with a 91 years lease. I've read that I can get a lease extension having owned the property for a couple of years, but:- Is this a given?
I am concerned that my niece might be having the wool pulled over her eyes. She put in an offer on a three bedroom ground floor purpose built flat in Ince in Makerfield, where the lease is around seventy seven years but she was told by the selling agents that the vendor had extended it to 125 years. Only now has she been advised the flat owner was waiting for her to instruct lawyers ahead of instigating the lease extension. Sounds odd to me, also it may take time to sort it all out. Am I reading too much into it?
My mortgage provider requires a £500 fee for their for a "deed of substituted security" for the lease extension for my flat in Ince in Makerfield... I am unable to find any mention of this in my mortgage booklet... is this a normal fee to pay?
My (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
I own 70% in a shared ownership property with a housing association and I am considering a lease extension on a lease which is now around 61 years. I need a at my end. Can you advise please? I live near Ince in Makerfield and have a mortgage with Yorkshire Building Society.
I own the freehold reversion of a property in Ince in Makerfield where the leaseholder has requested a lease extension. Her valuer has provided a figure of £8,000, but has increased this by £2,000 without too much effort. My valuer has come back with £12,520. She does not appear to wish to negotiate wanting to go to a FTT. If a lease extension does go to a FTT, can I deal with this myself, just armed with the valuations I have? If not, what charges would I be likely to face?
We currently own a garden flat in Ince in Makerfield and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has seventy two years left. Not sure what to do, have read some bits on the web saying it will be 13k plus to get a lease extension. Do you have some advice on this? Should I contact the landlord first and will they be able to give me a cost?
