FAQs concerning Hunstanton Lease Extensions

  • Hi, I just randomly found this website. I'm seeking prices on what a lease extension will cost for a maisonette based in Hunstanton. It's up for sale at the moment but has circa 54 years remaining on the lease
  • I'm about to make an offer on a house in Hunstanton but I'm concerned about it being leasehold. Do you know what title absolute means and is this regarding the lease? Also, we have asked to see a copy of the lease but the homeowner said they might not have it. We are worried about restrictions, and dont know what to do. We have also been approved for the mortgage but the lender doesn't know its leasehold. Do houses qualify for lease extension? Will this affect Aldermore giving us the mortgage now?
  • I'm thinking of purchasing a ground floor flat (leasehold) but the freeholder has been missing for nearon 15yrs. I wonder whether it will be less expensive to try to purchase the freehold or to get a lease extension and apply for RTM?
  • I am the registered owner of a one bedroom ground floor purpose built flat in Hunstanton. I am looking to extend lease on the property. It is slightly more than eighty years. I would just like to know what your charges are and how long the process takes.
  • I am about to view a two bedroom flat, although not exactly my ideal property it has enough positives to suit me very well for my present situation. However after downloading a copy of the title I've learnt that it only has 64 years unexpired on the lease. It is also a repo so I'm guessing that the vendor will not be interested in doing a lease extension. My main concern is would it be difficult to sell on without a lease extension?
  • My mortgage lender is requesting several hundred pounds for their conveyancing practitioners to approve the lease extension deed for my flat in Hunstanton... I can find no reference of this in my mortgage guide... is this a normal fee to pay?
  • I intend to buy a one bed flat in Hunstanton for asking price of 125k, which has seventy seven years lease left on it. Seller doesn't want to extend the lease for even if I were to pay the money to the seller. My query is: If the freeholder does not agree to a marriage value (part of lease extension fees) of a valuer, how lengthy and easy is the process of going down the route of Leasehold Valuation Tribunal?
  • My conveyancers (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
  • Even though I may not need a lease extension but I do need a vesting order on a property I want to acquire in Hunstanton. The house is freehold but the garden is officially leasehold, 995 year lease from 1854. Its the garden area.
  • I'm looking at acquiring a flat in Hunstanton at a price of £256,000 the flat has approximately 57 years unexpired on the lease. My offer was conditional upon the lease being extended... .. that was back in November, expecting I'd have moved in by now. They have just come back saying they are willing to reduce the price by£2k if they don't have to deal with the lease extension. I'm not sure whether that's a good idea
