Highbury Lease Extensions: Q and A’s

  • We have seen a house for sale for £195k and we are very keen on but we've just discovered that it is leasehold. There are 798 years left so a lease extension is not a concern. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for 25 years without owning the property. Any information would be much appreciated.
  • Hello. I need someone to review my lease extension before it's signed just to ensure there's nothing that I haven't seen - it's just a surrender and regrant with a few minor amendments.
  • I inherited a two bedroom second floor purpose built maisonette located in Highbury with a leasehold unexpired of fivety eight years. I am curious about what it will cost me to extend my lease
  • I plan on buying a flat based in Highbury. The offer is subject to the lease extension. The flat owner’s has given to the freeholder the Notice of Claim. Once this notice has been accepted by the freeholder, it is possible for the lessee to assign the benefit of that notice to me, the buyer, so that the buyer “stands in the shoes” of the Lessee, so to speak. I was wondering if this could be a problem for the mortgage lender Barnsley Building Society. Moreover, which are the following lease extension steps to complete the purchase?

  • Me and my partner have been in discussion with our freeholder after having a valuation on our studio flat in Highbury. We have a 79 year lease and we wish to increase this to 99. The Freeholder has supplied us with a premium amount that he is happy with to accept for the extension of the lease, which we are happy with as well and wish to proceed. All we need now is a to handle this for us. Can you please provide me what your costs would be to act on our behalf.
  • We are purchasing a one bedroom apartment in Highbury which has share of freehold and a leasehold. The lease was on the short side so the owner is in the process of extending the lease. The seller’s lawyer has submitted the lease extension paperwork to HMLR. A crucial aspect of the house buying process is for our to do a "priority search" on the lease. The concern here is that as a lease extension has been submitted we've been told by our it may not be possible to do this "priority search" right now as the new lease title number has not been issued. Is it right that we must be patient until the new lease is registered?
  • My wife and I are aware that others in the same block previously had a lease extension, and the landlord seemed amenable. Therefore is seems worth taking risk of not having formal survey and calculate the initial offer on on the prices by others . This would save on double valuation charges. Would you recommend such a course of action?
