My neighbours and I are in a building containing four flats in Hersham and have been offered to buy the freehold for 8k per flat rather than go for lease extensions. We are all in agreement that we want to do this but how do we get started and what is the likely cost?
We are looking to extend our lease. We will have been in the flat for 2 years as of 13th Jan 2015. It has about 56 years remaining currently. Hoping to get a lease extension with a further 90 years as expeditiously and stress free as is reasonably achievable.
My property lawyers (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
I own 70% in a shared ownership property with a housing association and I am considering a lease extension on a lease which is now around 70 years. I need a property lawyers at my end. Can you advise please? I live near Hersham and have a mortgage with Chelsea Building Society.
Me and my fiance are buying a two bedroom first floor purpose built maisonette in Hersham which has share of freehold and a leasehold. The lease was on the short side so the vendor is in the process of extending the lease. The seller’s lawyer has submitted the lease extension paperwork to HMLR. An essential part of the house buying process is for our conveyancers to do a "priority search" on the property title. The concern here is that as a lease extension has been submitted we've been told by our conveyancers it may not be possible to do this "priority search" right now as the new lease title number is not known. Is it right that we must hold on until the new lease is registered?
Hopefully an easy question for you, how much is the premium payable for a lease extension on a residential property in Hersham for a two bed flat - section 42 having been issued?
I was hoping you might be able to tell me the process of how to apply for a lease extension for my ground floor flat in Hersham
