Hello, I just randomly found this website. I'm seeking prices on what a lease extension will cost for a maisonette in Helsby. It's on the market at the moment but has approximately seventy three years of unexpired leasehold
My wife has a flat based in Helsby which we are about to put on the market. The leasehold has around 61 years left on it and we are concerned this will come up for anyone who may be interested. Can you please assist on how we commence arranging a lease extension? Many thanks.
I want to buy a leasehold property and lease extension. The vendor has been there for three years and will sign the notice. He will let me have the notice on exchange and then I will serve it in the landlord. Is this OK ?
This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
I invested in buying a one bedroom first floor purpose built maisonette in Helsby. The lease started in 1991 for 99 years. Now I am wanting to extend the lease. I am unclear about further expenses, could you tell me please how much I should expect to spend on this?
I have a leasehold apartment in Helsby. I have built a big extension and have not informed the leaseholder. What should I do?
If a leaseholder owns a flat with a lease of under 80 years, they can afford the lease extension by borrowing the funds against the property, and the value of the flat with the new lease will more than cover the cost of the extension, then is there any justification for not doing it?
Me and my husband are are hoping to complete on a maisonette in Helsby which has share of freehold and a leasehold. The lease was on the short side so the vendor is in the process of extending the lease. The owner has submitted the lease extension paperwork which will result in the registration of a new lease at the land registry. A crucial aspect of the conveyancing process is for our property lawyers to do a pre-completion search on the property title. The concern here is that as a lease extension has been submitted we've been told by our lawyers it may not be possible to do this "priority search" right now as the new property title number is not known. Is it correct that we must hold on until the lease extension has actually been registered before completing.?
I am currently negotiating a lease extension for my flat in Helsby as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
