Hi. I need someone to have a look at my lease extension ahead of it being completed just to make sure there's nothing that I haven't seen - it's just a surrender and regrant with a few minor variations.
I am the owner of a maisonnette together with the freehold reversion. My downstairs neighbours have asked to extend the lease what do I need to do?
I am looking to either purchase the freehold or a lease extension of my property in Helmsley and have been in touch with the freeholder, have had quote for around £3k to extend the lease. I plan to simultaneously get a new mortgage with Virgin Money to free up equity. The broker handling the remortgage suggested I get two estimates : one for the lease extension and one for outright acquisition .The lease began in 1972 and since then the ground rent has increased from £38.00 per annum to £300 per annum.
I am about to view a two bedroom flat, although not exactly my dream property it has enough positives to suit me very well for my present situation. However after obtaining a copy of the title I've learnt that it only has 58 years residual lease term on the lease. It is also a repo so I'm guessing that the lender will not be interested in doing a lease extension. My primary concern is would it be difficult to sell on without a lease extension?
Ref a residence in Helmsley. GFF maisonette. 58 yrs remaining. I have an agreed lease extension to £20k for 125yrs. Landlord also insisted on Initial Notice which I think should not be necessary. Can you assist.
Hello I am the freeholder title in a 2 bedroom flat in Helmsley. The leaseholder has a 71 year lease and would like to purchase another 90 years. She is offering me £27,000 but I am unsure if this is too low an offer
I am the registered freeholder to two flats. Someone has the lease on the ground flat in Helmsley. I live in the top flat. I was reviewing the title deeds today when I noticed that my flat is leasehold. There is 68 years remaining. If I want a lease extension then would I just be paying for the property lawyers charges?
I am currently negotiating a lease extension for my flat in Helmsley as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
