I am fairly sure that our conveyancing practitioners has advised us incorrectly concerning a lease extension and I want to know how to go about making a formal complaint
I will soon view a one bedroom flat, although not exactly my ideal property it has enough positives to suit me very well for my present situation. However after obtaining a copy of the title I've learnt that it only has 72 years remaining on the lease. It is also a repo so I'm assuming that the lender will not be interested in extending the lease. My primary concern is would it be difficult to sell on without a lease extension?
I am a first time buyer of a leasehold flat in Hellesdon. The lease has only 79 years outstanding and ground rent is £95. Is it possible for the vendor to serve the Notice of Claim and then assign this right to me as the buyer on the day of completion so that I can avoid waiting for the two year requisite period before I can apply to for a lease extension or have to deal with all this expense later? I have read this is achievable but will it be very time consuming to the current owner? To add to the complexity it’s the case of an absent freeholder, so I am not sure how does it work.
What will I need to spend and what is the best way to start the lease extension process? I have circa sixety nine years remaining on my lease on a maisonette in Hellesdon. I have contacted the agent who represent the landlord and they gave me the number of the valuer. I left a phone message for the valuer but I am not receiving any kind of response.
I am concerned that my daughter might have had the wool pulled over her eyes. She put in an offer on a maisonette in Hellesdon, where the lease is just under 68 years but she was told by the estate agents that the vendor had extended it to 125 years. Only now has she been informed the owner was waiting for her to instruct conveyancers ahead of instigating the lease extension. Sounds underhand, also it could take a while to sort it all out. Am I being too sceptical?
My mortgage lender is requesting several hundred pounds for their conveyancers to agree a lease extension for my flat in Hellesdon... I am unable to find any reference of this in my mortgage booklet... is this a standard cost that they charge?

My husband and I have been in discussion with our freeholder after having a valuation on our three bedroom first floor purpose built maisonette in Hellesdon. We have a sixety one year lease and we wish to increase this to 99. The Freeholder has provided us with a financial figure that she is happy with to accept for the extension of the lease, which we are happy with as well and wish to proceed. All we need now is a property lawyers to handle this for us. Can you please provide me what your costs would be to act on the lease extension.
We are in the throws of buying a property (a garden flat located inHellesdon with share of freehold). During our search, we were always looking at flats that had a minimum eighty five years unexpired. We came across a place we fell in love with and the estate agent assured that the lease was long albeit not specifying a number. This morning our property lawyers told us the lease only has 75 years and therefore needs a lease extension. Should we run away, or should we lower our offer by the estimated difference in value resulting from the short lease term setting aside that money to cover the lease extension?
